Environmental Lien Searches
It is AAC's policy to include an environmental lien search in each Phase I Environmental Site Assessment unless the client requests that it not be included. Many consultants do not include the lien search, which is necessary as one of the requirements for qualifying for the Landowner Liability Protection as a part of "All Appropriate Inquiry."
Vapor Intrusion Standard Adopted by ASTM
ASTM E 2600-08, "Standard Practice for the Assessment of Vapor Intrusion into Structures on Property Involved in Real Estate Transactions," was adopted in March 2008. The ASTM standard for the assessment of vapor intrusion (VI) includes a tiered process designed to screen out properties with a relatively low risk of vapor intrusion. The VI evaluation consists of four tiers. The first two tiers are for screening purposes and are designed to assess the potential for a vapor intrusion condition (pVIC). Properties with a low risk of vapor intrusion can be eliminated as a concern as the data justify. If the potential for vapor intrusion cannot be eliminated at the Tier 1 and/or Tier 2 levels, then a more site specific evaluation or mitigation may be necessary. AAC will provide information regarding vapor intrusion as appropriate in the Phase I Environmental Site Assessment report.
